These Terms govern your use of arabiastay.com, operated by Arabia Residence, LLC.
1. Definitions
- "Arabia Residence" refers to the brand, platform, and management entity operating the short-term rental services at arabiastay.com.
- "Guest" refers to any individual who books, stays at, or uses the services provided through Arabia Residence.
- "Owner" or "Host" refers to the property owner who has listed their property with Arabia Residence for short-term rental management.
- "Platform" refers to the website at arabiastay.com, including all associated subdomains, mobile applications, and digital services.
- "Property" refers to any furnished apartment, residence, or accommodation listed and managed through Arabia Residence.
2. Booking & Reservations
- All bookings made through Arabia Residence are subject to availability and confirmation.
- A booking is considered confirmed only upon receipt of a confirmation email from Arabia Residence to the email address provided during the reservation process.
- Guests must be at least 18 years of age to make a reservation. Proof of age may be requested at check-in.
- The maximum number of guests permitted in each property is specified on the property listing page. Exceeding the stated occupancy limit is strictly prohibited and may result in immediate termination of the booking without refund.
- Guests are responsible for providing accurate personal and booking details. Arabia Residence is not liable for issues arising from incorrect information provided by the guest.
- Arabia Residence reserves the right to refuse or cancel any booking at its discretion, including but not limited to suspected fraudulent activity or violation of these Terms.
3. Payment Terms
- Full payment is required at the time of booking unless otherwise stated for specific long-term stay arrangements.
- All prices are displayed in Saudi Riyals (SAR) and are inclusive of applicable taxes and fees. Any service fees are clearly displayed before payment confirmation.
- Accepted payment methods include:
- Visa
- Mastercard
- American Express (Amex)
- Mada (Saudi debit network)
- Apple Pay
- Bank transfer (available for long-term stays)
- A refundable security deposit may be required for certain properties. The deposit amount is stated on the property listing page and at checkout.
- Security deposits are refunded within 7 business days of check-out, pending property inspection and subject to deductions for any damages or violations.
4. Cancellation Policy
- Cancellation terms vary by property and are clearly displayed on each property listing page and at checkout. Please review the specific cancellation policy for your booking before confirming.
- Free cancellation is available up to 5 days before check-in for most properties, unless otherwise stated on the listing.
- No-show or last-minute cancellations (within the cancellation window) will not be eligible for a refund, unless the property listing explicitly states otherwise.
- Booking modifications (date changes, guest count changes) are subject to availability and may incur price adjustments.
- Arabia Residence reserves the right to cancel a booking due to unforeseen circumstances, in which case a full refund will be provided.
5. Guest Conduct & Property Rules
- Guests are expected to treat the property with care and respect, maintaining it in the condition in which it was found.
- No smoking is permitted inside any Arabia Residence property.
- No parties or events are allowed on the premises without prior written approval from Arabia Residence.
- Pets are permitted only in designated pet-friendly properties, as indicated on the listing. Guests must disclose pets at the time of booking.
- Guests are liable for any damage caused to the property, its furnishings, or equipment during their stay. Repair or replacement costs will be deducted from the security deposit or charged separately.
- Quiet hours are observed from 10:00 PM to 8:00 AM. Guests must respect neighbors and maintain reasonable noise levels at all times.
- All guests must comply with the laws of the Kingdom of Saudi Arabia at all times during their stay.
6. Check-in & Check-out
- Standard check-in time is 3:00 PM and check-out time is 12:00 PM (noon).
- Early check-in and late check-out requests are subject to availability and may incur additional fees. Please contact us in advance if you require flexible timing.
- Check-in instructions, including property access details and directions, will be sent to your registered email address prior to your arrival date.
- Failure to check in by midnight on the scheduled arrival date without prior notice may be treated as a no-show, and the booking may be subject to the no-show cancellation policy.
7. Liability Limitations
- Arabia Residence is not liable for any personal injury, loss of personal belongings, or damage incurred during a guest's stay, except where caused by proven negligence on the part of Arabia Residence.
- Arabia Residence is not responsible for disruptions to services caused by events outside its reasonable control, including but not limited to natural disasters, utility outages, government actions, or force majeure events.
- In any event, Arabia Residence's total liability to a guest shall not exceed the total amount paid by the guest for the specific booking in question.
8. Intellectual Property
All content on the Arabia Residence website and platform — including but not limited to text, images, graphics, logos, icons, videos, software, and design elements — is the exclusive property of Arabia Residence and is protected by applicable intellectual property laws.
No content may be reproduced, distributed, modified, or used for any commercial purpose without prior written permission from Arabia Residence.
9. Governing Law
These Terms & Conditions are governed by and construed in accordance with the laws of the Kingdom of Saudi Arabia.
Any disputes arising from or related to these Terms, or to any booking or stay with Arabia Residence, shall be subject to the exclusive jurisdiction of the competent courts in Riyadh, Kingdom of Saudi Arabia.
10. Modifications
Arabia Residence reserves the right to modify, update, or revise these Terms & Conditions at any time. Changes will be posted on this page with an updated "Last updated" date.
Continued use of the Arabia Residence platform or services after any modifications constitutes your acceptance of the revised Terms. We encourage guests to review this page periodically.
